I need a great doctor for this long term subluxation-based practice. Doctor owns the clinic but will lease to own to new doctor. Transition is included in the purchase price.
This is a long term, stable practice that has been in the same location for the past 27 years. The town of Aiken has a population of approximately 40,000 with an additional 166,000 in the surrounding county. This practice has always had a stellar reputation, all that is needed is a new doctor with new energy. The current doctor wishes to sell in order to retire and move closer to her daughter.
The clinic is located in a free standing building that contains approximately 1,200 square feet. It is in very good condition, with adequate parking. The property also contains a 622 square foot building that is connected to the clinic by a breezeway. This building is currently rented to a massage therapist. However, if the property is purchased by an incoming doctor, this building would be part of the sale. The doctor owns her office and would rent it to an incoming doctor for $1,100.00 per month. It would also be available for purchase should the incoming doctor decide to do so.
