The clinic is located about 10 metres outside the busiest train station in the region with trains to Glasgow centre every 15 minutes.
You could live in Glasgow and commute with ease.
The clinic is located in a shop and has 2 rooms, small reception, kitchenette and toilet.
Clinic has gas central heating.

My preferred option is to sell the building including the clinic and contents as a going concern for 60k pounds. That's right you would be the owner of the property for the same price as buying a clinic leasehold! No rent to pay!
If you bought the clinic this way your weekly expenses would be less than 50 pounds per week without a secretary which I rarely use. My partner helps when it gets busy.

The business is not liable for business rates. The only bills are gas, electric, phone/internet, card machine, water and factor. Total monthly expenses less than 250 pounds. This means you can pay monthly expenses in one morning leaving the rest of the month yours.
I would be open to selling the clinic leasehold for 10k pounds with a contract to pay rent at 500 pounds per month on a 3 year extendable contract but I prefer to sell it all and move to a sunny climate to retire.

The clinic has a Metron elevation table with all drops and all the other things that a clinic has including custom built reception desk.
The patients are lovely with a combination of check-up/wellness with pain based treatments. I do 15 minute visits in a private room using diversified with a bit of activator, drop piece and soft tissue.
