The entire office is available Tues, Thurs and Saturdays. Use on the other days also a possibility. Build your practice with a graduated rent agreement.
I'm a traditional, full spine, use my hands, family chiropractor. It's not guaranteed, but likely that after 18+ months, I'd be interested in selling my relatively small practice. Transitioning to a doctor already in this space would make for a smooth transition. In addition, another doctor in town has already asked me to take over his practice, around the same time frame, 18 or so months from now.
The practice is located in a house, and the current owner, not me, would also likely be ready to sell, making this a great investment opportunity in a very desirable Boulder location.
So in summary, the opportunity is to start your practice now. In 18 months or so, have the chance to purchase my practice, which will include another small practice. And possibly purchase the building for an added investment. This house has been a chiropractic clinic for nearly 40 years, on a busy intersection.
There is no x-ray, though one of the rooms is lined with lead and could easily handle x-ray. It's currently being used for massage.
There are 2 adjusting rooms, a larger room used for rehab and exercise work. There is a front desk, back desk area, waiting area and one bathroom. The entire office was recently updated with decor.
There are dozens of neighboring and other relevant businesses who know us, who we communicate with, good referral sources. This is a great location with stability in the long term. A perfect fit would be someone who has already been in practice for a few years, maybe as an associate, who wants to take the leap. Being a great adjuster and a good bed side manner is key.
Feel free to reach out to me to discuss this further. I'm not in a huge rush, more looking for a good fit.
