I have a three year old practice that I will give away. The practice is extremely profitable but I own the property and wish to rent it as I will be moving overseas. An absolute amazing offer for someone looking to have a well running clinic for free. Rent is 500 per month and other expenses are 250 meaning total overhead is 750 a month which can literally be paid for in one day. I currently run the office on 2 very long days per week meaning it could be run part time for someone who has another office in Glasgow for example. Although the volume it has is more than enough for a great living on it's own.
There is no catch. I have built this office up over the last three years and now there is a regular patient base and about 5 NP's a week without any form of promotion whatsoever. In fact I have actually stopped promotion as I wish to leave. If someone was to take over I would promote heavily to make sure it was buzzing as they start.
The clinic is located in Greenock, Scotland and as such the chiropractor would need to be already registered with the GCC.
The clinic is located right outside the Greenock West Train Station so you could live in Glasgow Central and commute by direct train line in 30 mins. Or live locally in Greenock a post industrial ship building town with a local population of 80k people on the shores of the Clyde River. The west of Greenock and into the town of Gourock is quite wealthy and form a large part of the practice.
Covid for whatever reason seems to have made the practice busier than ever.

The practice was custom designed by me from a bakery into a clinic and was designed to keep overheads low. My overhead is approximately 5% of my gross intake which is staggering. If someone would rent the practice they could expect overheads of 10-15% which is still pretty amazing and better than the 50% you pay working as an associate.
I had offices before paying 1500-1800 a month in rent with 2 secretaries but paying massive overhead each month was frustrating and stressful. I wanted a low pressure office where I had tiny bills each month. For example my electricity bill is 15-18 pounds per month.
I charge 60 pounds for a NP and 35 pounds for a subsequent visit. NP's are 45 mins and subsequents are 15 mins in a private room. Of course you can run it any way you want.
Just sign a rental contract and it's yours, it's that simple.
My preferred option is to rent it but I would be open to sell the whole thing together for 60K if you want your own clinic and be your own landlord meaning your overhead would be 250 per month all in.
